Cavity Wall Insulation: Cost, the Problems to Check For, and the Grants That Still Pay

What cavity wall insulation costs, the damp problems that give it a bad name (and which houses they affect), plus the grants that still fund it.

About a third of the heat a typical uninsulated house loses goes out through the walls — more than the roof. If your house was built between roughly 1920 and 1990 with an unfilled cavity, cavity wall insulation is the second-cheapest big retrofit after the loft, cutting £150–£300 a year off bills for a few hundred pounds’ worth of blown material.

It is also the one insulation measure with a genuine bad-news file: mis-sold installs in exposed, rain-battered walls caused damp problems that still colour the advice you’ll read online. Cavity wall insulation cost in 2026

The job is quick — drill, inject, make good the holes, usually done in half a day. Realistic installed prices for blown EPS bead, the material most installers now default to:

Mineral fibre fill comes in 10–20% cheaper; bonded bead earns its premium on exposed elevations and awkward cavities because it flows more predictably and doesn’t slump. Payback for a semi-detached sits around five to eight years at current prices — slower than loft insulation, much faster than any wall alternative. For comparison, external wall insulation for a solid-wall house starts around £8,000.

Every quote should include a pre-install survey with a borescope check of cavity width and condition, and the install should come with a 25-year CIGA guarantee (or the installer’s equivalent insurance-backed guarantee). No survey, no job.

Cavity wall insulation problems: who actually gets damp

The horror stories are real but concentrated. The failure mode is moisture bridging: driving rain soaks the outer leaf, and in the wrong conditions fibre fill can carry that moisture across to the inner wall, showing up as damp patches and mould.

The risk factors are well understood:

  • Severe exposure — coastal and elevated properties in the wet west (Cornwall, Wales, western Scotland, Northern Ireland) facing prevailing winds. Exposure zone 4 walls need specialist assessment, and sometimes the honest answer is “don’t fill”.
  • Wall defects — cracked render, failed pointing, bridged damp-proof courses and leaking gutters all feed the problem. Fix the wall first; a competent surveyor will insist.
  • Narrow or rubble-filled cavities — under 50mm there isn’t room for the material to work, and debris at the cavity base wicks moisture upward.
  • The wrong material for the site — old urea-formaldehyde foam and fibre in exposed walls account for most historic failures. Bead in a sound wall is a different proposition.

If a previous fill has gone wrong, extraction costs £1,500–£3,500 and is a recognised trade of its own. Check whether a CIGA guarantee still applies before paying anyone — remediation may be covered. For most inland houses with sound brickwork, though, the problems list is short and the survey exists precisely to catch the exceptions.

Cavity wall insulation grants after ECO4

The funding landscape changed in March 2026, when ECO4 and the Great British Insulation Scheme stopped taking new referrals. The Warm Homes Plan now carries the load:

  • Benefit-receiving households remain first in the queue for fully funded installs — apply through your council or the government’s Improve your home’s energy efficiency service.
  • The council-tax-band route (bands A–D in England, with a low EPC) that GBIS used has broadly carried across for subsidised installs, so a contribution rather than a free job.
  • Social tenants should push their landlord toward the Warm Homes Social Housing Fund.

The same rules as every other scheme apply: legitimate routes are free to apply to, the installer bills the scheme, and anyone charging a “processing fee” for grant access is farming you. Funded installs must still meet PAS 2030 standards and carry the same guarantee as a private job — insist on the paperwork either way.

Is it worth it? Where cavity walls sit in the retrofit order

For a gas-heated semi with unfilled cavities, the sensible sequence is loft first (cheapest per kWh saved — see our loft insulation guide), walls second, then draught-proofing and controls. Filled walls typically move an EPC by 5–10 points, often a full band on their own; the EPC rating guide shows how assessors score it.

Cavity wall insulation also changes the economics of everything that follows: a heat pump sized for an insulated house is smaller and cheaper to run, which is why installers quote fabric-first — insulate, then electrify. Check whether your walls are already done (drill-hole scars, the EPC, or CIGA’s register), get two surveys if your postcode is anywhere exposed, and treat the survey’s honesty as the main thing you’re buying.
